The London Cancer Hub is set to be a world-leading district for cancer research, treatment and innovation, developed by Aviva Capital Partners and Socius, in partnership with the London Borough of Sutton, The Institute of Cancer Research and The Royal Marsden. The proposals now submitted for planning permission set out a new ecosystem of science buildings, community amenities, green spaces and improved connections across the site.

What the Plans include

  • State-of-the-art science and innovation buildings supporting research alongside the Institute of Cancer Research and The Royal Marsden.
  • A new Learning Lab for workshops, exhibitions and connecting the public with science.
  • 222 affordable homes for key workers, prioritised for staff across the London Cancer Hub.
  • New cafés, shops, health and wellbeing amenities, co-working spaces and community facilities.
  • Green, nature-rich spaces including a wildflower meadow, pollinator garden, orchard trees and a 2km leisure trail.

Transport & Connectivity

  • New pedestrian and cycle routes linking to Belmont, Sutton and Banstead.
  • Upgraded crossings and footways supported by the Levelling Up Fund.
  • A new bus stop onsite for the 164, and planned diversions of routes 280, S3 and S4
  • Increased train frequency at Belmont Station from 2 to 4 trains per hour.
  • Cycle hubs, secure cycle parking and an active-travel-led street network.

Jobs & Economic Benefits

  • Up to 3,000 jobs on site, including more than 1,200 for local people.
  • 340 construction jobs and 142 apprenticeships during delivery.
  • £1.2bn contribution to the UK economy and £11.9m annual local spend by 2035.
  • £5.5m additional business rates each year, with 50% retained by the Borough.

Sustainability & Biodiversity

  • Designed to achieve BREEAM Excellent across all phases.
  • Significant on-site carbon reduction, renewable energy, PV panels and electric heat pumps.
  • 168 new trees and multiple biodiverse habitats to support wildlife and nature recovery.

Shaped by the Community

More than 4,500 residents took part in consultations, with over 95% supportive or neutral. Feedback has helped shape proposals that improve amenities, boost safety and strengthen connections across Belmont, Sutton and Banstead.
